Orchard Farm is a substantial residential development opportunity extending to approximately 5.84 hectares, strategically allocated for housing within the Ashford Borough Council Local Plan to 2030 (Policy S2).
An approved Master Plan is in place for the entire site, providing for the delivery of up to 122 dwellings across three phases, offering both immediate and longer-term development potential.

Phase 1 benefits from full planning permission for 25 open-market dwellings, with all pre-commencement conditions fully discharged, enabling immediate delivery. A comprehensive Nutrient Neutrality solution has been secured, incorporating an on-site package treatment plant and associated SUDS infrastructure, together with approved Wildlife Habitat Mitigation. The drainage and treatment infrastructure has been designed to also serve future phases and provides a surplus of nutrient credits, potentially allowing a further circa 25 dwellings to be delivered prior to the requirement for off-site credits. An approved and fully costed Section 278 highways works solution is also in place for Phase 1.

For Phases 2 and 3, comprising 33 and 64 dwellings respectively, an outline planning application has been Resolved to Grant by Ashford Borough Council, with access as the sole matter for consideration, already agreed with the Kent County Council Highways Team. Phase 2 access is proposed via Canterbury Road, utilising part of 399 Canterbury Road, while Phase 3 access will be delivered from Willesborough Road across adjoining land, with the neighbouring landowner obligated via a separate Section 106 Agreement to provide access at no cost to the site.

The resolution to grant is subject to the completion of a Section 106 Agreement and final approval of a Nutrient Neutrality solution, which has been agreed in principle with the local authority and is currently being progressed. This includes the on-site treatment plant solution and the purchase of off-site nutrient credits.
Overall, Orchard Farm represents a rare opportunity to acquire a strategically allocated, phased residential site with an established planning framework, immediate deliverability, and clearly defined routes to future development in a strong South East location.
